The Carrigaline area close to Cork city has witnessed a number of strong farm sales in recent years.

Around here, the land is generally of very good quality.

And the additional factor of being close to markets and to busy large towns and Ireland’s second city mean that the agricultural scene is vibrant and intensive.

A 23-acre non-residential holding in the locality has just come on the market, with Clonakilty-based auctioneers Hodnett Forde.

The property is located in the townland of Ballea, which is approximately 3.5km from Carrigaline, and 3km from the small village of Ballygarvan, which is just south of Cork Airport.

This is in the heart of the agricultural commuter belt of Cork city.

The city centre is about 13km from here.

The lands have plenty of road frontage, with the public road bounding the farm on two sides.

A highly accessible piece of quality land, therefore, and one which has its own water and electricity supplies.

“The land is located within an intensive farming region,” says selling agent John Hodnett.

“It may fulfil the requirements of a hobby farmer or, then again, it could be someone with an existing farm looking to enlarge his holding.”

All the land is laid out in pasture at the moment.

The property has an internal farm roadway that facilitates ease of management.

According to the selling agents, there is secure fencing all around.

The price guide is €15,000 to €18,000 per acre.

This is a sought-after agricultural area and there’s no doubt that there will be offers in that region.

Whether or not it will go higher will be a function of just how hungry the market is in general and, as always, the all-important factor will be just how much farmers in the locality will want this property.

With its convenient size, high quality and convenience of access, it certainly won’t be lacking in interest.

“It’s 23 acres of outstanding land,” says John, who points out that the property can be sold as two separate lots if required.

“It offers potential, if planning permission could be attained.

“It should have good interest from a wide variety of clients.”
